If you want to elevate your marketing away from drop-offs and coffees and start building real conversations with buyers and partners, this playbook is for you.
It breaks down how to create a lead funnel that actually works, starting with giving value and ending with a growing, consistent pipeline.
This is a strategy that is working for loan officers across the country right now, generating 100’s, sometimes, 1,000’s of leads a month.
In fact, one loan officer following this strategy said the most empowering thing I have ever heard a loan officer say:
“I choose how many loans I fund each month.”
Could you imagine having that much control of your business? Having that much confidence in your pipeline?
I’m going to share the different elements of this strategy in this playbook.
Let’s get started!
Step 1: Create Compelling Lead Magnets
A lead magnet is a valuable free resource that potential clients are eager to receive in exchange for their name and email.
This foundational step focuses on giving before asking.
Here are some impactful lead magnet ideas:
For Borrowers:
"First-Time Buyer Checklist"
A comprehensive guide outlining essential steps, common pitfalls, and how to kickstart the home-buying journey.
"What Can I Afford?" Mini Guide
Breakdown of affordability factors, essential credit score tips, and loan options to empower buyers.
"How to Buy with Less than 20% Down"
An informative PDF debunking mortgage myths and presenting practical solutions.
For Realtors:
"7 Ways Top Agents Win More Offers with the Right Lender"
Insights on how your streamlined process enhances their buyers' chances of getting accepted.
"Open House Toolkit"
Co-branded marketing materials that realtors can use in conjunction with you to attract leads.
"How to Explain Mortgage Options without Losing the Deal"
A concise one-pager designed for use during buyer consultations.
Host each lead magnet behind a user-friendly landing page (we’ll cover this shortly). The key is to address a specific but significant problem.
While developing these resources may require time upfront, they will become invaluable tools for generating leads consistently in your business.
Step 2: Welcome Email Campaign
Once someone downloads your lead magnet, you need to follow up fast. Set up a welcome email series that does 3 things:
1. Thank them for downloading and tell them what to expect.
2. Introduce yourself—share a short story about how you help clients.
3. Give value again—link to a helpful video, answer a common question, or offer a free consultation.
Use 3 to 5 emails spread over the first week or two. These build trust and warm people up for real conversations.
Step 3: Nurture with Weekly Newsletters
Once someone’s in your system, they should hear from you regularly.
The easiest way to do this is with a weekly email.
Keep it simple and useful.
Each email should have:
1. One mortgage or market tip
This could be a rate update, a myth-busting post, or a common client question answered.
2. One story or example from your week
Share a quick win, a lesson, or something funny that happened during a loan file.
3. One local spotlight
Highlight a local business, event, school, or restaurant. Show you're connected to the community.
4. One lighthearted or personal thing
Could be a meme, a family moment, or a favorite show you're watching. Let people see you're human.
This keeps people opening your emails because they learn something, feel connected to you, and start looking forward to the next one.
Step 4: Build Simple Landing Pages
For every lead magnet, you need a page where someone can drop in their name and email.
This page should include:
• A strong, clear headline (Example: “Want to Buy Your First Home Without the Headaches?”)
• 2–3 bullet points explaining what they’ll learn
• A short form (first name, email, maybe phone)
• A call to action (Example: “Send Me the Checklist”)
Don’t overthink design, clarity wins.
Step 5: Promote with Social Media
Now it’s time to get your lead magnets seen.
Post About It:
• Talk about a common problem (“Not sure if you can afford a house?”)
• Offer your free guide
• End with a strong CTA (“Drop a comment or message me and I’ll send it your way.”)
Post 1–2 times per week with different angles: myths, stories, tips, results.
Use Your Profile as a Funnel:
• Pin the post with the most popular lead magnet.
• Add a link in your bio to your best landing page.
• Make your cover photo mention your free resources.
People are checking you out every day. Your profile should point them to something useful.
Bonus Tip: Use a Survey to Qualify Leads
After someone downloads your lead magnet, send a short survey to learn more about them.
Questions like:
• “How soon are you looking to buy?”
• “Do you already have a Realtor?”
• “What’s your estimated credit score?”
• “What price range are you looking in?”
This helps you know who’s hot and who needs more time.
Tag these people in your CRM so you follow up accordingly.
Scale It With Paid Ads (When You're Ready)
Once your funnel is working and bringing in leads, you can add fuel to the fire with ads.
Start small.
Promote your best-performing lead magnet to a local audience.
Spend a small amount at a time and test what works.
Once you have that dialed in, you'll know how many leads you can expect per each dollar spent.
Then it's all about conversion.
Don’t worry about this step until the rest of your funnel is in place. Otherwise, you’ll waste time and money sending people into a broken system.
